Redevco starts redevelopment of 126 Rivoli An inspiring 13,000 sqm project that brings new vibrancy to the heart of Paris

Redevco, a significant European player in the real estate market, has started a project to redevelop 126 Rivoli, an iconic building located on one of the capital’s main shopping streets where history, culture and commerce meet. Coming just a few weeks after the announcement that 49 Boulevard Haussmann will be refurbished, this new mixed-use and socially engaged project, designed by Franklin Azzi Architecture, will respond to modern retail requirements and new lifestyle trends in the heart of this prestigious district where tourists and Parisians converge. The future site aims for environmental excellence.

Tailor-made according to Redevco’s principles of urban haute-couture, once redeveloped this Haussmann building will offer 13,000 sqm of space spread over 8 levels, with retail (3,000 sqm on 3 floors), offices (4,000 sqm on 3 floors), urban logistics, a lifestyle hotel and a restaurant, all nestling under an extensive roof-top garden with an exceptional 360-degree view of Paris.

The work started in June 2023
The project has been awarded BREEAM Excellent certification for both the construction and operating phases. Surrounded by the capital’s most beautiful monuments, between the Louvre, Notre-Dame and the Hôtel de Ville, and only a stone’s throw from the Pont Neuf and Île de la Cité, this revitalisation project is located in the historic heart of Paris on Rue de Rivoli, one of Europe’s top-10 busiest shopping streets that attracts almost 36,000 visitors a day. An exceptional location that benefits from unrivalled accessibility and visibility, in a hyper-dynamic, fast-changing setting.

Entitled ‘BPM’, meaning ‘Beats Per Minute’, the new space at 126 Rivoli marries together significant environmental and societal ambitions, in line with the commitments and precepts of the Redevco group, whose mission is to achieve net zero carbon across all its real estate assets by 2040. A ‘beating heart’, much more than the sum of its square metres, that is destined to become a vital meeting place for mixed activities and multiple experiences, offering a year-round programme of cultural and artistic events.
